Any additional vehicles will be allowed to unload passengers and luggage at the Mountain Lodge main entrance, but will then need to find parking outside of the Mountain Lodge parking lot. We welcome you to park for free at the Top of the World (left out of Mountain Lodge parking lot; one mile up the road). From there, you can take the shuttle to the Village, and walk to Mountain Lodge. It is imperative that you move your vehicle(s) out of the Mountain Lodge parking lot immediately following check-out, as the lot is not large enough to accommodate vehicles of incoming Guests in addition to those of departing Guests.

EDH Rentals will offer Guests a full refund of the rent portion of the price (not including fees or taxes) for those dates when weather conditions (e.g., excessive temperatures, winds, visibility limitations, etc.) on the Resort have such a significantly detrimental effect on the slopes that Snowshoe offers a refund for Guests staying in its Resort-managed accommodations for those same dates.

Short of the circumstances outlined above, no refunds or compensation will be offered due to shortened stays or ruined expectations because of weather conditions.  During the period leading up to their travel dates to and from the Resort, Guests should be cognizant of anticipated road and weather conditions, and operational status of the trails, lifts, restaurants, shops, and activities.

Guests are responsible for travel to and from the Property.  EDH Rentals does not offer refunds to Guests due to a failure to reach (or late arrival at) the Property, nor due to an early departure from the Property for any reason other than the weather conditions specifically outlined above.

EDH Rentals strongly recommends Guests secure travel insurance to mitigate a loss resulting from an unanticipated cancellation/ modification.  Some credit cards offer coverage of this sort.  Guests acknowledge that their failure to secure reliable travel insurance constitutes acceptance of the very real risks involved (to include no refund) with any cancellation/ modification for any reason.

For Airbnb and Direct bookings only: Guests may cancel/ modify their reservation within 24 hours of booking with no penalty, if they book at least 14 days before check-in.  Guests may cancel/ modify their reservation with no penalty up to 30 days before check-in.  Guests who cancel/ modify at least 7 days before check-in will receive a 50% refund.  Guests who cancel/ modify fewer than 7 days before check-in will receive no refund.

For VRBO and Expedia bookings only: Guests may cancel/ modify their reservation with no penalty up to 30 days before check-in.  Guests who cancel/ modify at least 14 days before check-in will receive a 50% refund.  Guests who cancel/ modify fewer than 14 days before check-in will receive no refund.

Deposit Policy

EDH Rentals will charge the Guest after departure for necessary maintenance and repairs resulting from any damage caused to – and for replacement of any items that disappear from – the Property during the Guest's occupancy. Stayed for a long weekend for a bit of skiing. This is a great ski in/out spot for Snowshoe as it’s directly next to one of the main lifts.

As of 7/18/25 the photos of the common areas do not match the reality of the condition of the rental. The arcade area is not there, and the lobby does not look like the one in the photo. They need to update the photos because if they were transparent about the condition of the Mountain Lodge I never would have booked this stay.

It's dusty and there are fumes from the drywall, painting and mudding. They should offer guest respirators and masks. There were screws sticking up out of exposed wooden floors create a dangerous situation for guests. They should close the place while construction is going on. In it's current state this place is not suitable for rental.

They did not offer a satisfactory remedy to the situation. The service was all canned templates or AI responses and I had to escalate to Airbnb to get any real customer service.

Response From: EDH Rentals

Since well before the renovation began, our ad sites have featured bold, capitalized language conspicuously announcing that the common areas of the lodge are undergoing a "major renovation." We've hosted literally hundreds of separate bookings of other Guests in this building since the renovation began, and this Guest is the first and only who has tried to accuse us of falsely advertising the condition of the building.

We attribute this to other Guests actually reading the ad site, or reading the notification we send immediately after a Guest books as a separate message all by itself to ensure it's not inadvertently overlooked or lost among the rest of the information we send out. Lodging rates are also substantially lower this summer than they would otherwise be due to the renovation, so Guests who book in this lodge are taking advantage of a unique opportunity to snag a property in a prime location at a great price.

The Guest rightly points out that the arcade is not there, and we assume folks will conclude this for themselves as soon as they read "major renovation of the common area" at the top of the ad description. However, the interior of the room is entirely unaffected by any component of the renovation, the common areas under renovation are cordoned off with safety tape, and the access routes from the building to the exterior are safe to travel, and free from hazards.

Still, the foundation of our business is customer service. So, while we did our due diligence to notify this Guest well in advance that he was staying in a building under major interior renovations, we nonetheless personally called this Guest on the phone to apologize and offer a free upgrade to a room in an entirely separate building with an amazing sunset view in the coveted heart of Snowshoe Village. But, the Guest declined, opting to keep himself and his children in "a dangerous situation" instead.

Then, the Guest contacted us again to show us the misleading review he was threatening to post if we didn't refund him some portion of the rent or give him a credit toward a future stay. We were disappointed by the extortion attempt, but decided to meet his demands by offering a discount on a future stay, which is precisely what he requested. We offer a generous loyalty discount to all our returning Guests, so we told him we would double the loyalty discount on his first return stay with us. To our surprise, his response was to involve Airbnb, despite our attempts to move him or give him the discount of the future stay that he specifically asked for.

As we plainly mention in the ad, there is some very light surface dust in the areas under renovation, where Guests aren't supposed to be anyway. And the "fumes" that allegedly overwhelmed this Guest were just the smell of paint that had dried two days prior to his arrival. So, the idea that anyone needs a respirator is a wild exaggeration used to paint an unrealistic picture of the real condition of the lodge, which this Guest employed to convince Airbnb to refund him additional money even after we offered the free upgrade to a different building, then the discount on a future stay. We have dozens of employees who work long hours in the building every day, as well as a handful of full-time residents, and these folks get by just fine everyday with no need for masks or respirators.

The flooring is covered in OSB (wood) secured by screws, though dozens to hundreds of people (to include the project manager, who specifically monitors the safety of the renovation) walk these halls everyday without incident. So, if the Guest found one or two screw heads protruding a few millimeters out of the floor, I'm not sure where he had to search to find them, or how everyone else managed to walk past them without noticing the hazard.

The most disappointing part of this embellished review is the accusation that the Guest had to escalate to Airbnb to get any real customer service. I described above the steps we took to remedy a situation that was entirely the result of the Guest failing to actually read the ad description or the separate notification we sent. We called the Guest, and were prompt and courteous in every message (not a single one of which was AI-generated) we sent him as we attempted to offer a reasonable solution to the problem that resulted from his oversight.

In the end, this Guest really just wanted a free stay, which became apparent when he requested a refund of the ENTIRE amount he paid for the stay, even though his unit was exactly as advertised, and the renovations status of the lodge was clearly disclosed by the ad. We will continue to offer this beautiful condo, and all of our Mountain Lodge condos throughout the summer, as the renovations team is going out of its way to avoid interfering with the Guests who visit us, to include ceasing all operations and cleaning up before each weekend.
